ANSI Residential Measuring Standard

Learn the “best Practices” method of measuring a house; how to speak the same measuring language as appraisers; and how the ANSI method complements the agent’s Fiduciary duties.

 

You Said What?! – Understanding the Intent of the Antitrust Laws

Learn the RESPA's requirements and prohibitions affecting real estate brokers and agents when assisting consumers of real estate services; the penalties available for RESPA violations, and significant enforcement actions settled by the U.S. when consumer rights are violated; the state specific real estate laws and administrative regulations that supplement the federal laws concerning RESPA for consumers of real estate services; and understand the scope of the Act and the general prohibition on kickbacks and referral fees under Section 8 of RESPA when assisting consumers of real estate services.

 

Ethics and Real Estate

Have a better understanding of Ethical Reasoning; know how to develop a Blueprint for evaluating situations; and learn how to make ethical decisions for all parties involved. REMEMBER REALTORS: you must have 2.5 hours of ethics training during the 2009-2012 quadrennial, this class meets that requirement.

You Before Me – Demystifying Fiduciary Duties

Understand the shift in the courts from “buyer beware” to disclosure of pertinent facts; Identify the differences between the duties owed the clients and customers; identify the fiduciary duties owed to clients and how these duties should influence agent behavior; and develop a “you before me” attitude toward the client.

 

Predatory Lending & Loan Fraud – Hijacking the American Dream

Identify common predatory lending practices to protect consumers; common loan fraud schemes to avoid unwitting participation; and develop a proactive approach to secure proper financing for consumers

 

Kentucky CORE Course

Updates on issues concerning: License Law; Contracts; Agency; State and Federal Laws; and Fair Housing. This is the new CORE Course format which was authorize by the KREC in 2011. Doug Myers served on the team that re-wrote the course.

When do I take the CORE class?
    The CORE class can be taken every year, but must be taken at least once every four years.
    "Do not assume that you know your core year - find out your core year directly from the KREC."
    If you are newly licensed, you should follow the birthday schedule and take the CORE class in your first full calendar year
     of licensure that is recomended by the birthday schedule, then be sure to take it every fourth year.
    If you have had your license for more than four years and are following the birthday schedule, see below.

Risk Management for Brokers/Brokers Core Course

This course offers CE credit to Brokers only. Salesperson licensee will not receive CE credit. Brokers will learn to supervise sales associates and employees in a more consumer-oriented manner; develop office policies, procedures, and forms to assist in the operation of the brokerage firm as it delivers real estate services in a consumer-oriented manner; and apply the statues and regulations to specific real estate services to protect the consumer’s interest.


Meth, Mold Murder & Madness

Agents will learn the applicable laws and ethics of dealing with these issues:

    METH: Agents will learn how to recognize meth users, properties that have been a meth lab, the dangers of meth-contaminated properties, the proper people to contact for meth contamination clean up, and the answers to the most common meth/real estate questions.

    MOLD: Agents will learn the truth and rumors concerning mold, why we should be concerned about mold, how mold affect people, the four most common molds found in homes.

    MURDER: Agents will learn how stigmatized properties perform in the market, how to price a stigmatized property, tips for selling stigmatized properties, and what to do when a notorious event occurs at a property while it is on the market. Several well-know recent properties are presented.

    MADNESS: As our population ages, real estate agents will encounter more and more people with the early signs of dementia. The most common dementias and symptoms will be explained. Legal capacity, guardianship, conservatorship, and the ethics of providing service to those facing this event will be presented.
